The 11,813 m² building has seven storeys and an energy consumption level of 45kWh/m²/yr, reduced to 35kWh/m²/yr by solar photo voltaic electricity production, and will have HQE and BBC certifications. HQE is an approach for promoting and certifying sustainable buildings in France in accordance with the HQE (Haute Qualité Environnementale) approach.

 

Hypervision® software, a unique energy-management system developed by ETDE, is implemented on-site and is key to measuring, monitoring and targeting energy management for the site.

 

The building incorporates extremely-innovative environmental engineering solutions. It is one of the first buildings in France to use such a combination of advanced technologies: dynamic heat balance, biomass boilers, thermal solar panels with absorption chillers, an adiabatic air cooler, chilled beams and a low consumption air-processing system with heat recovery units.

 

The building was built over two years at a cost of €50m and is a showcase of ETDE’s skills and expertise in the field of low-energy and sustainable buildings.

 

Benefits for Client

  • Exprimm, the building’s FM provider and a subsidiary of ETDE, must guarantee the first year consumption of 35kWh/m²/yr (including office) representing a 22% energy saving on standard office building energy consumption in France. If exceeded, Exprimm will be financially penalized through inheriting the cost of energy consumed in excess of the 35kWh/m²/yr target. A bonus is provided if the building consumes less than the target (50% of savings are seen as a gainshare by Exprimm).
